We analyzed 1,380 new monthly rent contracts (월세) for small homes in Seodaemun-gu (서대문구), Seoul: rent, deposit, home type and neighborhood. We also show where you can get free help before you sign. ━━━━━━━━━━ 💸 Typical rent: ₩570,000 per month Our data covers 1,380 new monthly rent contracts (월세) for small homes up to 40 m² in Seodaemun-gu. They were signed between July 24, 2026 and October 19, 2026. The source is the reported rental contracts in the Seoul city open data. We included officetels, villas and houses with several units, but no apartments. The typical monthly rent (median) is ₩570,000 (≈ $425). On top comes a typical deposit of ₩10 million (≈ $7,460). The middle half of contracts has a rent between ₩450,000 and ₩700,000 (≈ $336 to $522) and a deposit between ₩5 million (≈ $3,730) and ₩10 million. The typical floor area is 20 m². For comparison: in August 2026, the average monthly rent for multi-unit housing across Seoul hit a record ₩675,000, and the average deposit was ₩61.17 million (Korea Real Estate Board, via Korea Herald). That is a different dataset from our analysis of small homes in Seodaemun-gu. We converted the amounts at 1 USD = 1,340.47 KRW. The dollar values are rounded. 👉 For you: For a small home in Seodaemun-gu, plan on about ₩570,000 rent and a ₩10 million deposit. The range is wide, though. ━━━━━━━━━━ 🏠 Officetel, villa or multi-unit house: What each costs The type of home makes a difference. An officetel (오피스텔) costs a median of ₩850,000 (≈ $634) in rent with a ₩10 million deposit (≈ $7,460). This is based on 225 contracts. A villa, meaning a small multi-family building (연립다세대), has a median of ₩560,000 (≈ $418) rent and a ₩10 million deposit (248 contracts). A house with several units (단독다가구) costs a median of ₩550,000 (≈ $410) rent with a ₩5 million deposit (≈ $3,730). With 907 contracts, it is the most common type in our data. 👉 For you: If you want to save money, compare the home types: the median rent for an officetel is clearly higher than for a villa or a house with several units. ━━━━━━━━━━ 📍 Neighborhoods compared: ₩430,000 to ₩900,000 Rents differ a lot within Seodaemun-gu. We only included neighborhoods with at least 20 contracts. The cheapest are Hongeun-dong (홍은동) at ₩430,000 (≈ $321), based on 107 contracts, and Hongje-dong (홍제동) at ₩450,000 (≈ $336), based on 72 contracts. All values are median rents. The most expensive are Daehyeon-dong (대현동) at ₩900,000 (≈ $671), based on 155 contracts, and Changcheon-dong (창천동) at ₩600,000 (≈ $448), based on 356 contracts. 👉 For you: Your choice of neighborhood makes a big difference to the median rent: ₩430,000 in Hongeun-dong versus ₩900,000 in Daehyeon-dong. ━━━━━━━━━━ 🔑 Deposit and rent: Wolse and Jeonse explained Korea has two types of rental. With Jeonse (전세), you put down a very large, refundable deposit instead of paying monthly rent. With Wolse (월세), you pay a deposit plus monthly rent. Our analysis covers Wolse only. In our data, the median rent for a deposit up to ₩10 million (≈ $7,460) was ₩590,000 (≈ $440), based on 1,091 contracts. For a deposit above ₩10 million, it was ₩500,000 (≈ $373), based on 289 contracts. So the median rent was lower with a higher deposit. According to the Korea Herald, many foreigners find it hard to get a loan for a Jeonse deposit and choose monthly rent instead. In the Seoul Survey 2024, 52.5% of the foreigners surveyed lived in monthly rent homes. Among all Seoul residents, it was 28%. 👉 For you: If you have money for a higher deposit: in our data, the median rent was lower with a higher deposit. The data does not show whether the deposit itself lowers the rent. ━━━━━━━━━━ 🤝 Get help before you sign According to the Korea Herald, the most common problems for foreigners are communicating with the landlord and getting the deposit back. The Seoul Global Center connects people with experts for these issues. The center advises getting help early, ideally before you sign. The Seoul Foreign Residents Support Center in Yeongdeungpo (Daelim-dong) offers free rental advice against Jeonse fraud on Mondays from 2 to 5 pm, with English-speaking agents. You can reach it by phone at 2229-4900 or by email at help@sfrc.seoul.kr. Information is available on the Seoul Global Center website. Seoul also has "Global Real Estate Agencies": 293 agents who speak foreign languages, 219 of them English. Most are in Yongsan (54), Gangnam (32) and Seocho (31). The list is on the city's website. The details on the advice service come from a Korea Times report dated November 17, 2024. So call or email before your visit to ask for the current hours. 👉 For you: Get advice before you sign the contract, for example at the Monday counseling or through the list of Global Real Estate Agencies. ━━━━━━━━━━ 🔗 Sources Stadt Seoul – Open Data: Mietverträge (서울시 부동산 전월세가 정보) https://data.seoul.go.kr/dataList/OA-21276/S/1/datasetView.do Korea Herald via Asia News Network – Rising rents narrow housing choices for Seoul's foreign residents (01.10.2026) https://asianews.network/?p=305016 Korea Times – Seoul to combat home lease fraud with multilingual counseling (17.11.2024) https://www.koreatimes.co.kr/amp/southkorea/society/20241117/seoul-to-combat-home-lease-fraud-with-multilingual-counseling ━━━━━━━━━━ 💬 How did you find your home in Seoul, and what would you do differently today when searching and signing the contract? 📲 On Instagram: https://www.instagram.com/lebeninkorea_en/ 📸 Photos: Jean Carlo Emer, Roméo A., Andrea De Santis, Brother Yoon, Ming Han Low, Marek Piwnicki, Marissa Lewis (Unsplash); Seoul Tourism Organization (KOGL Type 1)
